The Triage a Kitchen Actually Needs
When more than one thing is broken, or when a repair cannot happen before service, the useful question is which failure costs most per hour. That order is consistent enough to be worth writing down, and it is not the order most operators call in.
Refrigeration and freezers first. Product is depreciating from the moment temperature moves, and unlike everything else on this list the loss is irreversible. A cooler drifting at four in the afternoon is a bigger problem than an oven that is completely dead, because the oven costs you a menu and the cooler costs you inventory you already paid for.
Warewashing second. A kitchen physically stops within hours without it. Cooking equipment third, unless it is the only unit. Most kitchens carry redundancy across burners and ovens and can rework a menu for one service. A single deck oven in a pizzeria, or one combi in a banquet kitchen, is the exception and ranks first.
Ice last, and higher than people expect. Bagged ice is a workable stopgap for a day, which is why it ranks here rather than at the top. It is also expensive at retail and awkward to store, so a day is genuinely the limit before it starts costing real money.
Why Commercial Kitchens Pay More Than Homes

The parts channel. A domestic control board has an aftermarket, several suppliers and next day availability. A commercial one usually comes from a single authorised distributor at a single price, sometimes with a lead time measured in days. There is no second quote to get, and that is why the parts line looks high next to a residential invoice.
Access. Commercial equipment is heavy, built into lines, plumbed and often hard wired. It frequently has to be disconnected and pulled before anything can be diagnosed at all. That is labor spent before the work starts, and it is why the cheapest commercial repair on our books still starts at $205 while a house call can end at the $99 diagnostic.
Depth of repair. Commercial equipment is built to be rebuilt across twenty years, so repairs go further than they would on a domestic machine. A sealed system fault ends a home refrigerator and is routine work on a commercial box. That is what stretches the range to $3,536 at the top, and it is also why replacing rarely wins.
Scheduling Is Half the Service
Nothing in a restaurant kitchen can be repaired mid service, and almost nothing can wait a week. That leaves specific windows, and telling us which one applies when you call changes the outcome more than anything else in this article.
In practice that means mornings before prep, the gap between lunch and dinner, or after close for equipment that does not need the room quiet. A technician who arrives at eleven for a kitchen that opens at eleven thirty has not helped anyone, and a technician who could have come at three learns that only if somebody says so.
Refrigeration is the exception, because a failing box does not wait for a convenient hour. There the right first visit is often a temporary measure to hold temperature through service and overnight, with the proper repair scheduled into a window afterwards. That is two visits instead of one, and it is still cheaper than the product in the box.
What Actually Comes In

Counts overlap where one visit covered more than one complaint. Categories are read from the job description, so this reflects what was reported rather than what was found.
Two things are worth reading out of that table. Compressor failure is what operators fear and it accounts for ten jobs out of 342, while temperature complaints account for 87. The gap between those two numbers is where most of the unnecessary panic in this trade lives, and it is why the first question on a warm box is when the condenser was last cleaned, not what a compressor costs.
The second is that gaskets and seals show up in only seven jobs directly but sit upstream of the frost and temperature rows. A door that no longer seals lets humid air in, ice forms on the evaporator, airflow stops, and the box warms. Each stage of that arrives as a different complaint and all of them start with a strip of rubber that costs almost nothing to replace on schedule.
What Kills Commercial Equipment Early
Cleaning is what kills cooking equipment. Pressure washing and degreaser sprayed near burners and controls put water and caustic chemistry exactly where the electronics live, which is why so many cooking calls arrive first thing in the morning after a deep clean the night before. The equipment worked at close and does not work at open, and nothing happened in between except the cleaning.
Water quality decides the life of everything plumbed. Ice machines, warewashers and any steam equipment in a hard water area need treatment rather than repair. Two identical machines in restaurants a mile apart can be five years apart in service life on water alone, and no amount of repair work closes that gap. Condensers work themselves to death in kitchen air. A domestic refrigerator sits in clean room air. A commercial one sits in a room full of airborne grease that coats the condenser coil and turns it into an insulator. Preventive Work Pays Here and Does Not at Home
Maintenance schedules on domestic appliances are mostly theoretical, because the duty cycle is low and a failure costs groceries. In a commercial kitchen both halves invert, and the arithmetic changes completely.
Three tasks carry most of the return, and none of them need a technician. Condenser coils cleaned quarterly, because grease and dust are what make compressors work themselves to death. Door gaskets checked monthly with a dollar bill, closed in the door and pulled: if it slides out without resistance the seal is gone in that spot. Ice machines and warewashers descaled on a schedule matched to your water rather than to the manual, which assumes softer supply than most of this service area has.

Commercial equipment is also designed for it. Compressors, motors, valves, elements and controls are all serviceable items on machines meant for fifteen to twenty years of daily use. What actually ends a piece of commercial equipment is obsolescence, when a control is no longer manufactured and no rebuilt units exist, or physical failure of the structure itself, such as waterlogged insulation in a cold box or a cracked deck in an oven.
The one recurring exception is light commercial equipment in a heavy commercial setting, which we see in cafes and small kitchens that grew faster than their equipment. A machine specified for occasional use running a full service every day will fail repeatedly regardless of what is fitted, and the honest answer there is a specification change rather than another repair.
