Ice is the single most common commercial refrigeration complaint we take, and it is worth understanding why, because it is almost never a refrigeration fault to begin with. Ice forms because humid air is getting in and freezing on the evaporator, and once the coil is blocked the compartment warms up. So a call that arrives as no cooling started weeks earlier as a door that stopped sealing.
Doors and Gaskets Cause More Failures Than Compressors
Commercial refrigeration lives or dies by its door seal, and in a working kitchen the door is the part under constant assault. A prep unit opens thirty times an hour, a walk in gets a trolley pushed through it, and a display case is opened by customers who do not close it carefully.
A gasket that no longer seals lets warm humid air in continuously. The compressor runs longer, the evaporator ices, the box warms, energy costs rise and the compressor wears years faster than it should. Every one of those consequences arrives as a different service call, and all of them trace back to a strip of rubber.
Prep Tables Are the Hardest Working Box in the Kitchen
If one piece of refrigeration in a kitchen is going to fail, the odds favour the prep table, and the reasons are structural rather than about build quality.
A sandwich or pizza prep unit has an open well of pans sitting in refrigerated air, with a lid that spends service open. It is asked to hold food safe temperatures while a line cook leans over it under heat lamps, in a room that runs hot, with the door underneath opened constantly for backup stock. No other refrigeration in the building works under those conditions.
Two consequences follow. First, prep units ice up more than anything else, because the well is permanently exposed to humid kitchen air. Second, a prep table that struggles in August and copes in January is not necessarily faulty: it may be at the edge of its rating in a kitchen that got hotter than the specification assumed. That distinction matters, because no part replaces a room.
Reading the Symptom Before You Call
Commercial refrigeration gives more warning than domestic equipment, and the warning is usually recorded on the temperature log nobody reads until something has gone wrong.
Temperature climbing slowly over days. Airflow: iced evaporator, blocked condenser or a fan that has stopped. The most common pattern and the cheapest to fix early.
Temperature normal at night, high during service. Not a fault in most cases. The unit is at the edge of its capacity for the room and the duty cycle.
Running constantly and never reaching setpoint. Sealed system or a badly failing seal. This is the expensive branch and the one to act on immediately.
Cycling on and off rapidly. Controls or a refrigerant charge issue, and hard on the compressor while it continues.
Why Commercial Refrigeration Costs More Than Residential
The gap is $171 at the median, and three things account for it.
- Sealed system work is normal here. On a domestic refrigerator a compressor or a refrigerant fault often ends the appliance. On commercial equipment it is a routine repair, because the machine is worth ten times as much and is built to be opened. - The equipment is bigger. Pulling a walk in evaporator or reaching a condenser on a roof or a remote rack is time before diagnosis even starts.
- Parts come through one channel. Commercial components are distributor items with one price, not an aftermarket with alternatives.

On a domestic refrigerator maintenance schedules are mostly theoretical. On commercial equipment the arithmetic is completely different, because the duty cycle is five times higher and a failure takes inventory with it.
Two jobs carry most of the benefit. Condenser coils packed with kitchen grease and dust are the most common cause of a compressor working itself to death, and cleaning them quarterly costs a fraction of what the compressor does. Health Inspections and Temperature Logs
Commercial refrigeration is the only appliance category we service where a failure has a regulatory dimension as well as a financial one, and that changes what a repair has to deliver.
A unit that has been running warm does not just risk the product in it now, it raises questions about everything that passed through it since the last verified reading. That is why the temperature log matters more than the alarm: an inspector is looking for evidence that the box held temperature, and a gap in the record is a problem regardless of what the thermometer says today.
Practically, this means two things when we attend. The unit gets brought back to setpoint and verified rather than left to recover on its own, and the work gets documented well enough to sit in your records. If a repair cannot restore safe holding temperature the same visit, we say so plainly so that product can be moved rather than left in a box that looks like it is working.
What the Visit Involves
Diagnosis starts with airflow rather than refrigerant, because airflow explains most commercial refrigeration faults and costs nothing to check. Condenser condition, evaporator icing, fan operation and door seals get looked at before any gauges come out.
If airflow is good and the box still will not hold temperature, the sealed system gets tested properly. That is where commercial work diverges from domestic: a refrigerant fault on a walk in is a repair to be made rather than a reason to condemn the equipment, and finding the leak matters more than topping up the charge, because a system that lost refrigerant once will lose it again.

What genuinely ends a unit is obsolescence, when a controller is no longer made and no rebuilt units exist, or a box whose insulation has become waterlogged and can no longer hold temperature whatever is fitted to it.
