A Warewasher Is Not a Big Dishwasher
The two machines share a name and almost nothing else. A domestic dishwasher fills, heats water slowly with an element in the tub, washes for an hour and a half, and dries by residual heat. A commercial machine holds hot water permanently, sprays it at pressure for sixty to ninety seconds, and relies on a final rinse at 180 degrees to sanitise rather than to clean. That difference produces a different fault list. Domestic machines fail at drain pumps and door seals. Commercial machines fail at wash and rinse temperature, at the booster heater that delivers the sanitising rinse, at scale in the tank, and at the pumps moving water at a pressure no domestic component would survive.

Temperature Is the Whole Machine
Almost every commercial dishwasher problem is a temperature problem wearing a different costume. The wash tank has to hold around 150 degrees and the final rinse has to reach 180 at the manifold, and when either falls short the symptoms look like everything except heat.
Dishes come out with a film. Wash temperature is low, so detergent is not dissolving and working properly. Read as a detergent problem, usually is not.
Dishes are wet at the end. Rinse temperature is low. Hot enough plates flash dry on their own, and when they do not, the rinse never got there.
The machine fails a health inspection. The rinse gauge is not reaching 180, which is a documented failure regardless of how clean the dishes look.
Cycles take longer than they used to. The machine is waiting for temperature between racks rather than washing slowly.
That is why a booster heater failure is expensive out of proportion to the part: it does not stop the machine, it quietly stops it sanitising, and a kitchen can run for weeks unaware.
High Temperature and Low Temperature Machines
Commercial warewashers sanitise one of two ways, and which one you have changes both the fault list and what a failure means for compliance.
A high temperature machine sanitises with heat: a final rinse at 180 degrees delivered by a booster heater. It uses less chemical, dries dishes on its own because they come out hot, and its critical failure point is the booster. When the booster goes, the machine keeps washing and stops sanitising.
A low temperature machine sanitises with chemical, usually chlorine, at a much lower rinse temperature. It needs no booster, which makes it cheaper to install and run, but it depends entirely on the dosing system being correct. Dishes also come out cooler and wetter, which is normal rather than a fault.
The practical consequence: on a high temp machine a temperature complaint is an equipment problem. On a low temp machine the same complaint is usually a chemical problem, and sending the wrong trade costs a visit either way.
Scale Kills More Warewashers Than Wear Does
A commercial dishwasher holds hot water continuously, and across most of Florida and Georgia that water is hard. Scale builds inside the tank, on the heating elements, in the rinse manifold and across the spray arm jets, and each of those produces its own complaint.
Scaled elements heat slower and burn out early. Scaled jets spray unevenly, so racks come out with clean plates and dirty ones side by side. A scaled rinse manifold reduces the volume reaching the dishes, which shows up as poor drying and, eventually, as a temperature failure at the gauge.
Descaling on a schedule is not optional maintenance on this equipment in the way it is on a domestic machine. It is the difference between a warewasher lasting a decade and needing elements every eighteen months.
What to Have Ready When You Call
- Machine type and make. Undercounter, door type or conveyor, and whether it is high temperature with a booster or low temperature chemical sanitising. That single answer decides half the diagnosis before anyone arrives.
- Gauge readings. Wash tank and final rinse temperatures as the machine currently runs them. If the gauges are unreadable or missing, say that too, because it is a finding in itself.
- Who supplies your chemicals. On a meaningful share of these calls the fault is in the dosing system rather than the machine, and knowing the supplier saves a visit.
- Your service windows. Warewashing cannot be repaired mid service and cannot wait a week, so the gap between services is usually the only workable slot.
Door Type, Undercounter and Conveyor
Three formats, three different repair pictures.
Undercounter machines are the closest to domestic equipment and the cheapest of the three to repair. They are common in bars, cafes and small kitchens, and they fail mostly at pumps and heating.
Door type or hood machines are the standard in most restaurant kitchens: a rack goes in, the hood comes down, ninety seconds later it is done. Their failure points are the booster heater, the wash and rinse pumps, and the door interlocks that stop the machine spraying with the hood up.
Conveyor machines are the high volume end and the most involved to service, with drive motors and multiple zones on top of everything the other formats have. They are also where downtime costs the most, because nothing else in the building can absorb their throughput.
Why Racks Come Out Uneven
One of the most common complaints in a busy kitchen is not that the machine fails, but that it works inconsistently: clean plates next to dirty ones out of the same rack. That is almost never the detergent and almost always mechanical.
Blocked jets. Spray arm holes scale over or pick up debris, leaving a shadow in the wash pattern. Whatever sits in that shadow comes out dirty every time.
Overloaded or wrong racks. Plates nested too closely shield each other. A rack designed for one item type used for another produces the same result.
Worn spray arm bearings. An arm that no longer spins freely sprays in a fixed pattern rather than sweeping the rack.
Low water level in the tank. The pump takes air, pressure drops, and the top of the rack stops getting proper coverage while the bottom is fine.
The diagnostic that separates them takes one cycle: run the machine empty and look at the spray pattern. Even coverage means the problem is loading. Shadows or a stationary arm means it is the machine.
Downtime Planning Matters More Here Than Anywhere
A restaurant can work around a broken prep table for an afternoon. It cannot work around a broken warewasher for a single service, because there is no substitute: dishes accumulate at a rate nobody can wash by hand while also running a kitchen.
So warewashing gets treated the way refrigeration does, with one difference. Refrigeration is urgent because product is spoiling. Warewashing is urgent because the kitchen physically stops within hours. That means the useful question when a part has to be ordered is whether the machine can run in a reduced way, at lower throughput or with manual sanitising, and we answer that plainly rather than leaving the kitchen to improvise.
Chemical Systems Cause Faults That Look Mechanical
Commercial warewashers dose detergent and rinse aid automatically through pumps and tubing, usually supplied and maintained by a chemical company rather than by the equipment manufacturer. That split is the source of a surprising number of service calls.
An empty container, a kinked feed line or a failed dosing pump produces exactly the symptoms of a machine fault: films on glassware, poor drying, dishes needing rewashing. The equipment is fine and no repair will fix it, which is why we check the chemical side before opening the machine.
It is worth knowing who supplies your chemicals before calling anyone, because on that class of fault the right visit is theirs rather than ours, and we will tell you so rather than billing for a diagnosis you did not need.
Repair or Replace
Repair, in nearly every case. A door type warewasher is a substantial capital purchase plus plumbing, electrical and often a booster heater install, so the replacement side of the comparison starts high. The machines are built to be rebuilt: pumps, elements, controls, manifolds and doors are all serviceable.
What ends one is a tank that has corroded through, or a machine so scaled internally that descaling can no longer recover it. Both are consequences of maintenance rather than age, which is the recurring theme of commercial warewashing.
