What Counts as a Commercial Washer
This is the question that decides your quote, and most people get it wrong on the phone. There are three separate classes of machine here and they price differently.
True commercial machines. Speed Queen, Huebsch, Dexter, Continental and the commercial lines from Maytag and Whirlpool. Metered or card operated, built for continuous duty, usually hard plumbed. Our median on these is $457, with a range from $311 to $1,245. The sample is small, 13 completed repairs, so treat that figure as an indication rather than a rule.
Stacked and shared domestic machines. A standard washer and dryer in a column, serving a rented unit, a condo laundry room or a small business. Mechanically domestic, commercially used. This is the bulk of the work: 439 completed repairs, median $395, most of the range between $317 and $500.
On premise laundry. Hotel, care home and industrial washers with steam, drain valves and separate boilers. We do not service these, and we say so on the phone rather than sending a technician to reach the same conclusion at your expense.
The practical difference between the first two is not the repair, it is who is affected. A broken machine in a home inconveniences one household. The same machine in a building means several tenants with nowhere to wash, and that changes how fast the call needs answering, not how much it costs.
Why the Diagnostic Is $150 on a Stacked Unit
Our standard diagnostic is $99 and comes off the repair when you approve it. On a stacked washer and dryer it is $150, and the reason is purely physical: the dryer sits on top of the washer, and nothing on the washer can be reached until the two are uncoupled and the upper machine is lifted clear. That is real work before diagnosis starts, and in a laundry closet it is often two people.
The same applies to the repair itself, which is why stacked repairs sit at a median of $395 against $365 for a freestanding domestic washer. The parts are identical. The access is not.

What Comes In, and What It Costs
Across 439 completed repairs on stacked and shared machines the complaints group into six patterns. The medians sit close together, which is the single most useful thing to know before you call: the diagnosis barely moves the price.

Read the spread rather than the rows: from the cheapest common fault to the most expensive is $365 to $431, a difference of 18%. On a refrigerator the same spread runs 150%, because a compressor costs multiples of a thermostat. A washer has no equivalent of a compressor. That is why waiting to find out what is wrong before deciding whether to fix it makes very little sense on this machine.
The exception is the drum bearing, where the repair approaches the value of the machine. On a domestic washer used commercially it is usually the point to replace rather than repair, and we will tell you that on the visit instead of quoting it.
What Commercial Use Actually Does to a Washer
A domestic washer is designed around roughly six to eight cycles a week. Put it in a building laundry room and it may run six a day. Nothing fails differently, everything fails sooner, and three components take the load first.
Suspension and shock absorbers. These are the highest wear item under heavy use and the reason noise and shaking is one of the most common complaints we see. Worn dampers let the drum move further each cycle, which then loads the bearing, which is the expensive failure at the end of that chain. A machine that has started walking across the floor is telling you the cheap repair is still available and will not be for long.
The drain pump. In shared laundry the pump meets everything residents leave in pockets. Most drain pump jobs we open contain a coin, a hair clip or a screw. In a single household that happens rarely; across eight apartments it happens continuously.
The door boot on front loaders. Continuous use means the door is rarely left open to dry, so the seal stays damp, degrades and eventually leaks or grows mould. This is the one failure on this list that tenants can genuinely prevent, and a sign asking people to leave the door ajar costs nothing.
Water Supply Decides More Than the Brand
The valves, seals and heaters in any washer are working against your water, not against the manufacturer’s expectations. In hard water areas across Florida and Georgia, scale builds inside the inlet valve and on any heating element, and machines a mile apart can differ by years in service life on that alone.
Two things matter more than they sound. Inlet hoses should be replaced on a schedule rather than when they fail, because in a multi unit building a burst hose is a flood claim rather than a wet floor. And a machine fed from a shared riser with intermittent pressure will produce fill faults that look like a broken valve and are not, which is worth mentioning when you call so the technician checks the supply before condemning the part.
Which Machines We Actually See in Building Laundry
Across 329 stacked repairs where the brand is recorded, the mix is not the mix you would find in houses, and the medians differ by more than the brands do.

Share of jobs reflects how often we are called to a brand, which follows how many are installed and how they are used. It is not a reliability ranking and should not be read as one.
GE dominates because it is what goes into buildings: the stacked laundry centre is a landlord and developer purchase, chosen on price and on fitting a closet, and GE has owned that slot for years. The spread from $375 to $452 between brands is smaller than the spread between symptoms on any single brand, which is another way of saying the machine matters less than the workload.
One practical note for anyone specifying a replacement. A stacked laundry centre, where washer and dryer share one cabinet and one control, is cheaper to buy and worse to own than two separate machines stacked with a kit: a fault in either half takes both out of service, and the parts are specific to the centre rather than shared with the manufacturer’s standalone range.
Repair or Replace in a Building Laundry
For a true commercial machine, repair, almost without exception. They are built to be rebuilt, parts stay available for years, and the replacement cost is several thousand dollars.
For domestic machines in commercial service the calculation is different, and the honest answer is that repeated failures are usually a specification problem rather than a repair problem. A domestic washer running six cycles a day will keep coming back regardless of what gets fitted, because it was never designed for that duty. If you are calling about the same machine three times a year, the money is better spent on a commercial grade unit than on the fourth repair.
The signal to watch is not the number of repairs but which parts are failing. Pumps, valves and door locks are consumables and their replacement says nothing about the machine. Bearings, drums and motor control boards are structural, and a machine that has reached those under commercial use has told you what it thinks of the workload.
