Almost all of that work traces back to one thing: no heat is the single most common dryer complaint we get, and in a multi unit building the vent run is usually what caused it.

No Heat Is the Call, the Vent Is the Cause

Across 4,218 completed dryer repairs, no heat accounts for 966 of them, more than twice any other complaint. On stacked and shared machines the same pattern holds, 38 of the symptom coded jobs. A dryer works by pulling heated air through the drum and pushing the moisture out through the vent. Restrict that vent and the air has nowhere to go, so heat builds inside the cabinet instead of leaving it. The safety thermostat or thermal fuse then cuts the heating circuit, exactly as designed. The customer sees a dryer that tumbles without heat, and the machine has actually protected itself from a blocked duct.

Replace the fuse without clearing the vent and it fails again, usually within weeks. That is why the first question on a no heat call in a building is the vent run, not the part.

The line worth noticing is the first one against the fourth. Clearing a vent costs $354 and replacing a heating element costs $360, and the vent is what killed the element. Doing the cheap thing on a schedule removes most of the reason for the expensive thing.

Why Vent Runs Fail in Buildings and Not in Houses

A dryer in a house usually vents a few feet through an outside wall. The same machine in an apartment or condo often does not, and three things follow from that.

The run is long. Interior laundry closets vent up through a chase or across a ceiling to reach an exterior wall, sometimes twenty or thirty feet with several elbows. Every foot and every bend reduces airflow, and manufacturers derate the maximum run for exactly this reason. A machine at the end of a long run is working against restriction from the day it is installed.

The run is shared or stacked. In older conversions several units may feed a common riser. One tenant’s lint becomes everybody’s restriction, and the machine that fails is not necessarily the one causing the problem.

Nobody owns it. A homeowner eventually notices a vent hood clogged with lint. In a building the duct is inside a wall, the hood is on a roof or a side elevation, and the person using the machine has no access to either. It gets attention when a machine fails, which is late.

There is a safety dimension here that is worth stating plainly rather than dramatically: lint is combustible and blocked dryer vents are a recognised fire cause. In a single family house that is one household’s risk. In a multi unit building it is not. That alone justifies putting vent cleaning on a calendar rather than on a complaint.

What Counts as a Commercial Dryer

Three separate classes of machine sit under this heading, and which one you have changes both the price and whether we are the right call.

True commercial dryers. Speed Queen, Huebsch, Dexter, ADC and the commercial lines from the major manufacturers. Metered or card operated, built for continuous duty. Our median on these is $406, from 11 completed repairs. That is a small sample and we would rather say so than present it as settled.

Stacked and shared domestic dryers. A standard dryer in a column over a washer, serving a rented unit or a condo laundry room. Mechanically domestic, commercially used. This is the bulk of the work: 411 completed repairs, median $395, most between $307 and $500.

Industrial and on premise laundry. Hotel and care home tumble dryers with steam or high capacity gas systems. We do not service these.

The $150 Diagnostic on Stacked Units

Our standard diagnostic is $99 and comes off the repair when you approve it. On a stacked washer and dryer it is $150. The dryer is the upper machine, so reaching its rear panel, blower housing or vent connection means uncoupling the pair and lifting it clear, frequently in a closet with no room either side and frequently as a two person job.

This is also why the stacked median of $395 sits above the $352 we see on freestanding dryers. The parts are the same parts at the same prices. The difference is entirely access, and it applies to both the diagnosis and the repair.

Damp clothes deserves separate attention because it is the early warning almost everybody ignores. A cycle that used to dry a load and now needs two is a vent restriction announcing itself months before it trips a fuse. Acting at that point means a $354 vent clean instead of the same clean plus a part.

Noise is the other one worth acting on rather than living with. Drum rollers and idlers wear gradually and the sound builds slowly enough that people stop hearing it, but a roller that seizes takes the belt with it and can score the drum.

Gas and electric machines fail the same way for the same reason, and the vent does not care which it is heating. What changes is the consequence of ignoring it. An electric dryer with a restricted vent trips a fuse and stops. A gas dryer with a restricted vent has a burner running against poor airflow, which is a combustion question as well as a drying one, and it is the case where we would rather see the machine sooner. We hold too few gas specific repairs to publish component prices for them, so we do not.

What a Building Should Actually Do

Three habits remove most of the calls on this page, and none of them need a technician on site.

Clean the lint screen every load, and wash it twice a year. Fabric softener sheets leave an invisible film that blocks the mesh while looking perfectly clear. Warm water and a brush settles it.

Put the vent run on a calendar. Annually for a single household, more often for a shared or heavily used machine. This is the single highest value item here: at $354 it is cheaper than most of the failures it prevents.

Treat a longer drying time as the fault. By the time there is no heat, the restriction has already cost a part. Report the cycle that started taking twice as long, not the machine that has stopped working.

Repair or Replace

For a true commercial dryer, repair. They are built to be rebuilt, parts remain available, and replacement runs into thousands.

For a domestic dryer in commercial service, repair is still usually right, because dryers are simple machines: a motor, a belt, a heater, a blower and a couple of switches, all of which are serviceable. The exception is the control board at $480, where on an older machine that repair can approach half the cost of a replacement.

The genuine replace signal is a machine failing the same way repeatedly after the vent has been cleared and confirmed. At that point the machine is either too small for the load it carries or too far gone in the drum and bearing, and another part will not change that.
